Prices on apartments are based on the city districts
Experts say that prices on apartments in Berlin constantly increase. This is a result of a recent building boom and high income, brought by renting. As a result, investors buy more and more apartments.
In 2009 a 10% increase on Berlin flats was registered in all the central part of the city. A medium price per square meter is estimated in 2500€. In the most prestigious parts this price rise up to 6000€/s.m.
This request is unveiled in the secondary market on Berlin real estate as well. Here the prices are 30% lower than those of the primary market. Thus, one square meter comes to 500-1600€. A detached house, equipped with a land lot within the city line comes to 80 000-700 000€. In the 'park zone' a house may cost 300 000-500 000€, while in the eastern part of the city it will lowen to 200 000-450 000€. In the most prestigious parts of Berlin, though, you may pay up to 700 000€/house. The cheapest prices are set for the eastern part of Berlin.
There are the following tendencies, influencing development in Berlin real estate market: the central and the southern parts of the city are becoming crucial because of their closeness to the park area and presence of multiple lakes. Developed infrastructure is also a point. Specialties here are the districts: Charlottenburg, Prenzlauer Berg and Zehlendorf.
Prices on new Berlin apartments with a modernized layout start from 4500€ to 6000€/square meter. Flats of a bit lower class may be purchased at the price of 1500€/s.m. Land lots cost from 80 to 750€/square meter.
Among the 'lagging behind' areas there are northern and eastern parts of Berlin: Reinickendorf develops quite slowly, while Marzan Geller is not that interesting because of its location and poor architecture. Recently Pankow and Kopenick districts have started to develop. Here flats cost 1000-2000€/s.m., while land lots come to 85-200€/s.m.
Berlin prices were not moving for a long time. But experts say that very soon they will catch up and even outrun prices of other European capitals.
